DD+B was contracted to remodel Family Industries’ existing commercial office building as well as add a new two-story commercial building to provide additional office and production space, and a single-vehicle lift to satisfy parking requirements. As part of our scope, we worked closely with the client to incorporate a variety of custom elements, including arches that showcase specific areas of the building, a grand entry staircase, glass atrium, EV charging station, and roll-up doors in the production area.

Stabilized the existing foundation, (which was in loose sand), by upsizing foundations, using deeper footings and wider grades

Combatted the property’s logistical and zoning challenges due to its zero lot-line status through close coordination with the City and utilizing prefinished elements.

Executed the project on budget within a tight timeline of just eight months

Health-Ade was experiencing unprecedented growth for its kombucha beverages, one of the fastest-growing sectors of the beverage industry. They needed a construction partner that could quickly plan, design, engineer and build-out a new corporate headquarters that would bring their operations and production under one massively expanded roof.
Once the new building was under lease, DD+B was tasked with designing and engineering the 30,000-SF warehouse, a new 6,000-SF structural steel and concrete storage mezzanine, and the 8,000-SF office within four months,
and once permitted, to build out the entire project in just
six months.

When Piper Preschool asked DD+B to design and construct its new outdoor play yard for the West Los Angeles facility, the team was thrilled to bring the school’s emergent curriculum and imaginative vision to life in a beautiful 13,000-SF outdoor environment. Working closely with Piper’s ownership and teaching staff, we designed a one-of-a-kind play area that supports the school’s goals of inspiring and empowering children, all in a safe, nurturing natural environment.

Designed a compelling concept for the outdoor play yard and completed the build-out on time and within budget

Designed and built two custom natural wood play structures, wet and dry sandboxes, art and woodshop sheds, wraparound benches and added corrugated metal roofs to the structures

Designed and installed a custom meandering cobblestone river to encourage connection with nature

Carefully evaluated child and caregiver behavior to inform the safest, most nurturing and inspiring environment, including evaluating play structure heights, walking paths and bridges, and placing controls on the cobblestone river to easily manage the speed of the water

As the world’s only developer of rechargeable, silver-zinc micro batteries, ZPower was in a high-growth phase. They enlisted DD+B to transform the Camarillo facility into an innovative and flexible space for both product testing and manufacturing. In just four months, DD+B performed the large-scale demolition and delivered tenant improvements across the company’s 12,000-SF of space. The newly modernized facility has nearly doubled the company’s production capability, positioning ZPower for continued growth.

Successfully completed the large-scale demolition, transforming the space into a state-of-the-art manufacturing facility with a high-pile storage, shipping and receiving in just four months

Built out 12,000-SF quality control and testing laboratory space, complete with a deionized water system, fume hoods, manufacturing pneumatic system with air compressors and an employee breakroom

Self-performed subsurface imaging of existing slab on grade to identify reinforcing steel and lay out new anchors, preventing construction and engineering risks/conflicts

Restored the existing roof and installed a rooftop air conditioning system

Working in the fully occupied space required DDB to balance traditional construction methods with innovative approaches in order to minimize disruption while improving structural performance and maintaining the integrity of the celebrated historic structure. The result is a stronger, more resilient building that preserves the character of the existing Mission-style architecture.

Delivered a full seismic retrofit to an existing single-story unreinforced masonry building within an the aggressive four-month timeline while minimizing disruption to tenants.

Implemented seismic force-resisting systems including new steel moment frames, raft foundations, shear walls, seismic braces, rough carpentry elements, and bond beams to improve earthquake resistance.

Restored the historic façade while preserving the building’s existing design and character.

DD+B was contracted for a 44-unit turnkey expansion to the Reserve at Chino Hills, a 14-building multifamily property in Chino Hills, California. In addition to adding new units for this growing community, DD+B was tasked with the build-out of associated infrastructure, roads, and utilities. Given that the property is currently fully occupied, the DD+B team is collaborating closely with on-site property management throughout the duration of construction to ensure residents remain informed about construction with minimal disruption to daily life. This marks DD+B’s second project working alongside Decron Properties.

Executing a 44-unit expansion on the fully occupied community with minimal disruption to residents.

Self-performing all underground infrastructure work, including earthwork, underground utilities, foundation reinforcement, concrete, and rough carpentry framing.

DrinkPAK is the premier West Coast contract manufacturer of premium alcoholic and non-alcoholic beverages. As the most technologically advanced canned beverage facility in North America, DrinkPAK’s 24/7 operation can produce 2.1 billion cans annually. DrinkPAK engaged DD+B as the General Contractor to construct Line 1 of its new facility. This complex project required close collaboration between DD+B and DrinkPAK to create a functional, innovative facility that provides necessary space for the fast-growing company. From the start of slab demolition to the first produced can of sellable product, DD+B worked tirelessly around the clock to deliver an operational facility in just four months.

Delivered Speed to Market – DrinkPAK had contracts with some of the beverage industry’s largest producers that reflected immoveable “must produce product by” dates, necessitating a rapid construction timeline
Overcame Obstacles – Permitting delays pushed back the start date, but DD+B was able to achieve the near-impossible, keeping the project on track for the initial delivery date and providing a fully operational facility in four months
Developed Ongoing Partnerships – As a result of the quality and speed of work, DD+B is now working with DrinkPAK on Lines 2 & 3 within the facility

DD+B was contracted for a URM seismic retrofit at a mixed-use property in downtown Santa Monica, California. Because the building was partially occupied, careful consideration and coordination were required to ensure that the property’s multiple tenants (including retailers, a restaurant and office tenants) were minimally impacted. Work on the foundation and steel bracing in the basement required hand-digging and removal of earthwork, and we added new concrete shear walls in locations throughout the building to mitigate discrepancies with past retrofits, improving the overall seismic capacity of the building. Working closely with the City of Santa Monica, we additionally replaced the existing sidewalks and managed safety within the public right-of-way. Despite challenges on this project, DD+B executed on an aggressive timeline, maintaining move-in dates for new tenants.

Crossroads School, a K-12 private school located on an unconventional urban infill campus in Santa Monica, engaged DDB to transform an adjacent 13,000-square-foot warehouse into a new creative space for arts, science and athletics. Leveraging our extensive expertise in designing and building next-generation educational environments, DDB worked closely with the school and the architecture team to bring their vision to life through a safety- and efficiency-focused construction process that minimized disruption to operations.

Key Project Details

Overcame challenges with the City Planning Department and the addition of project elements during construction to open in time for the start of the 2019 school year.

Repurposed the 13,000-square-foot warehouse into a flexible and creative academic space.

Successfully delivered all aspects of the program including a new ceramics studio, a darkroom, computer labs, music classrooms, multipurpose rooms, and athletics and physical education spaces.

Renovated the existing double bow-truss structure including adding large skylights and seismic strengthening.
